Built by a family, for families
HM Dwelling was founded in Reading, Pennsylvania on a simple belief: a home should be built with the same care you would put into your own. For over two decades we have designed, built, and renovated homes across Berks County — and we have done it one handshake at a time.
We are proud to be family-run. When you work with us, you work directly with the people whose name is on the company. That means honest advice, clear communication, and craftsmanship we are willing to stand behind long after the job is done.
What we believe
- Quality craftsmanship. We build to last, using proven materials and skilled local trades.
- Honest communication. No surprises — you always know where your project stands.
- Local roots. We live and work here, and our reputation is built on our neighbors’ trust.
- Treating clients like family. Your project gets our personal attention from start to finish.

Meet the Team
Michael Hartman
Founder & Owner
Michael founded HM Dwelling after more than twenty years in residential construction across Berks County. He leads every project with a simple promise: build each home as if it were his own. He still visits each site personally and knows every client by name.
Sarah Delgado
Project Manager
Sarah keeps every build on schedule and on budget, coordinating trades, inspections, and selections so clients always know what comes next. Her calm, organized approach is why so many of our families refer their friends and neighbors.
Tom Brennan
Lead Carpenter
With three decades of hands-on carpentry behind him, Tom sets the standard for craftsmanship on every HM Dwelling job site. From framing to finish trim, his attention to detail is the reason our homes feel solid and look flawless.
Emily Foster
Design Lead
Emily helps clients turn ideas into livable, beautiful spaces, guiding selections from floor plans to finishes. She bridges design and construction so every choice is both inspiring and buildable.
